Every visit is intentional, ensuring systems are checked, details attended to, and your space remains effortlessly elegant. It’s the art of consistency, designed for those who value the quiet luxury of a home that’s always in balance.

The Continuum Plan starts at $249 a month and includes:

  • Up to two hours of service fulfilling the monthly maintenance routine.

  • Premium HVAC filters and softerner salt included with membership.

  • Whole-home humidifier filter replaced each year.

  • Smoke & CO2 detector battery replacements each year.

  • Exclusive discounts on additional services.

    • Your dedicated Property Steward will spend up to two hours addressing items on the monthly service schedule, ensuring the prestige and flawless operation of your residence. Any extra time will be dedicated to the homeowner’s projects of choice. Each home is unique, so the amount of extra time available for tasks outside of the service schedule will vary from month to month. Additional time can be added at the preferred rate for subscribing members.

    • Proactive inspection and replenishment of your Water Filtration and Softener Systems (premium salt added as needed).

    • Monthly replacement of all HVAC filters

    • Exterior Integrity Assessment: Continuous, ongoing inspection of the home's perimeter, addressing critical minor issues such as sealant wear, stucco touch-ups, clearing vent obstructions, and immediate removal of insects or accessible wasp nests.

    • Interior Detail & Operation: Monthly vacuuming and cleaning of bathroom fan grills and inspection of all under-sink plumbing for leaks or moisture intrusion.

    • Heat Mitigation & Cooling Prep (Spring/Summer Focus):

      • HVAC Condensate Line Flushing (Crucial during high-humidity periods).

      • Inspection and cleaning of Misting System Emitters (Pre-summer and Post-Monsoon).

      • Exterior cleaning of Condenser Coils (Annually in Spring for efficiency).

    • Water Quality & Hard Water Defense:

      • Water Heater flushing or tankless descaling (Annually, high priority).

      • Annual inspection and replacement of specialty water filters (RO, refrigerator, in-line, etc. - homeowner provides filters).

      • Detailed descaling and inspection of plumbing fixtures (faucet aerators, dishwasher filters).

      • Inspection and tightening of laundry hoses (Annual leak prevention).

    • Exterior Envelope & Drainage (Monsoon Focus):

      • Test and Inspect Sump Pumps and Drainage Basins (Pre-Monsoon).

      • Cleaning and inspection of roof drainage, scuppers, and gutters.

      • Soft Wash and inspection of exterior hardscaping/patios.

      • Solar Panel Cleaning (Pre-summer and post-monsoon).

    • Seasonal Transition (Fall/Winter Focus):

      • Detailed inspection and adjustment of irrigation system runtimes (Water conservation focus).

      • Cleaning, inspection, and storage/re-installation of window/door screens (Annual deep cleaning).

      • Inspection of exterior hose bibs (Preparation for the mild winter).

      • Inspection and preparation of exterior fire features and gas logs.

    • Life Safety & Security:

      • Annual replacement of batteries and comprehensive testing of Smoke and CO2 Detectors and security panel keypads.

      • Full length cleaning of the dryer vent line (Critical fire safety measure).

      • Testing of Garage Door Safety Shut-Off and lubrication of all moving parts (hinges, springs, rollers).

      • Inspection of Portable Fire Extinguishers (Annual compliance).

    • System Longevity:

      • Comprehensive Electrical Outlet Testing

      • Visual Audit of Attic (Pest, water, and insulation assessment).

      • Deep Clean of refrigerator condenser coils and fan.

      • Grout and Tile Sealant Inspection and conditioning of high-end stone finishes.

      • Full Annual Systems Review (Review of warranties, maintenance logs, and utility data).
